You need to be able to focus on what your main goal is for this house. You're trying to get the best valued home with the specifics that you need in order to live comfortably. On your checklist, you should make note of what neighborhoods, home types, yard size, and anything like that in general that you're looking for. Then break down the smaller things, like master bedroom room size, fireplace, etc. after you get the bigger things down.
But the checklist isn't all just about what you want in a new home. It's also about what you don't want.
