What to Consider When Deciding to Sell Your Home

There are many factors that are to be considered when it comes time to sell your home. Many people automatically think about whether the time is right to sell in terms of maximizing profits, where you want to move after the sale takes place, and whether you are selling with an agent or FSBO. But there are other steps that need to be taken into consideration before you decide whether it's best to sell your home.

You need to step back from the thinking process of selling your home and make a review of the loan that's out on your home. You may not have thought of a few things when you signed the loan to your dream home, but they're more important at this stage than ever. First, you need to know if you can sell your home for a profit, meaning if the amount you'll get for the sale will match or be more than the total amount owed on the loan. If that settles okay, then you need to also find out if you have early payment penalties on your loan. These kinds of penalties can be costly, and need to be factored into every financial calculation as the selling process progresses.

Now that you're selling your home, where are you going to live? Some people wait until the last minute to think about this very important step, since they're so caught up in the midst of selling their own home, but things can get jumbled, and you can find yourself in a really bad situation after your home sale. If you're buying a home right after selling yours, get pre-approved for another home purchase. This will alleviate some of the stress of running around trying to get it taken care of right after your home is sold.

You also need to factor in timing on your home sale. Take a look at the time gap between the time a house is listed and a house is sold in your immediate neighborhood. You need to figure out a strategy based on that, and based on your needs, whether you want a quick sale or not, and price your house accordingly. If you don't have any reason to sell immediately, you have some wiggle room there to price your house a little more than others in the neighborhood if you have the patience, and if your house shows better than the others.

These are just some of the things you need to keep in the back of your head when it comes to the home selling process as a whole. It's not just a one step function; it's an intricate pattern of a lot of steps falling into one small time period, and it's easy to get caught up in it all and lose focus. So use this as a guideline to keep your cool throughout the entire process.
