Marketing your FSBO Home to Create Interest

Sometimes, no matter how beautiful your house may be, you might not be well received by the general home buying population. In this case, it may just be that you're not marketing your home properly. You don't have to be a savvy marketer to get people to look at your house. You just have to know what other people are looking for. Here are some tips and tricks in order to market your FSBO home so that you get the proper amount of potential home buyers coming to see your property.

Put yourself in the shoes of a home buyer. What's going to make a house stand up enough that, after seeing hundreds of similar ads with similar amenities in similar neighborhoods, they're going to remember your ad as one they were interested in? Houses start running together as the same ad after a dozen or so, so you need to make the potential homebuyer say "hey, I really need to check out this house".

If a homebuyer has already seen your home, but is seeing countless other homes, they all start to run together. One way to have an advantage over other houses is by passing out a brochure or a flyer outlining the home's amenities and statistics. This way, they not only have a reference point to remember your house, but you've distinguished yourself from the others in the pack.

In the marketing material you pass out, you should have a picture (or pictures) of your house, basic information like number of rooms, square footage, and any special features of the house, like a fireplace or a two car garage. Including this information, as well as having photographs of the house, will no doubt jar the memory of a homebuyer long after they've seen dozens of homes. Also, make sure to include all your contact information on the marketing material. It may be common sense, but you'd be surprised how many times that's been left off, and how many times that's cost them a quicker sale.

Your job here is to ease the burden for the potential homebuyer of trying to remember all the places they visited to see which house they like best. In fact, you're doing all the work for them if you do, because chances are if they liked your home and they have the marketing material with them, they'll remember your house fondest.
